Notice to vacate the property which is the subject of a lease agreement is usually served at least one month before the date, especially for annual agreements. Some states in the US like California have passed rent stabilization ordinances so that landlords cannot terminate a periodic tenancy without giving adequate notice periods to tenants.
A notice of eviction or termination of lease agreement must state the effective date of termination which in some areas has to be done on the last day of the payment period, giving tenants more than a month’s notice to vacate in some cases.
